The only real-estate portal in Estonia with agent support

Your AI agent — ChatGPT, Claude or the one your agency runs itself — can search Kodu, compare, keep favourites and add listings on your behalf. Not by scraping a screen, but over the interface the portal offers for exactly that. No other property portal in Estonia has one.

What an agent does on Kodu

  • Searches the way a person asks. "A three-room flat in the city centre up to €250,000, with a balcony, not on the ground floor" — and the answer is listings, not links to click open yourself.
  • Watches. A saved search, and the agent says when something new comes.
  • Calculates. The monthly payment, the price per square metre in an area, the market overview — from the same data the portal shows.
  • Publishes for you. An estate agent tells the agent the address, the price and a few sentences; the agent drafts the listing. Every change made in your name waits for your confirmation — the agent proposes, you decide.
  • Minds your own things. Your listings, their views, inquiries and invoices — for the agent holding your key, and nobody else.

How it works

  1. A key. An API key is made in your comm.ee account's console, under its settings — the same account you sign in to Kodu with. It is the agent's ticket, and it can be revoked at any moment.
  2. An address. The agent is given the MCP endpoint https://kodu.comm.ee/mcp and the key. That is the Model Context Protocol, the same standard ChatGPT, Claude and the other agents use for tools.
  3. Ask. Everything else is a conversation.

For a programmer the same thing exists as a REST interface. Both are in the documentation — with examples that can be tried on the documentation page itself.

And an assistant inside the portal

Whoever brings no agent gets Kodu's own: a signed-in reader has Assistant in the account menu, answering with the same tools under the same rules — every change behind your confirmation.

Why it matters

Property is searched for more and more by asking, not by clicking filters. A portal an agent cannot use is left out of that conversation. Kodu is built to be in it — an agency's listings included.
