Community guidelines

Kodu works when listings are true. These rules say what that means, and what happens when they are broken. They apply to private people and agencies alike.

1. A listing must be true

  • The property is real and at your disposal — you are the owner, a co-owner, or you hold the owner's authorisation.
  • The price is the price you are willing to transact at. A bait price that grows once somebody makes contact is forbidden.
  • Floor area, number of rooms, year of construction, condition and energy class are correct.
  • The photographs are of this property and reasonably recent. A rendering or a sample photograph must be named as one in the description.
  • The address is correct. You may leave out the exact apartment number; you may not leave out the building and the street.

2. What may not be published

  • Duplicate listings — one property, one listing. The same flat listed twice at two prices is fraud.
  • A property already sold or let. Take the listing down.
  • Somebody else's photographs or text without the author's permission.
  • Other people's personal data without their consent.
  • Discrimination. Selecting on nationality, colour, religion, age, sex, disability, sexual orientation or having children is forbidden and is against the Estonian Equal Treatment Act.
  • Advertising that is not a property listing — services, loans, spam.
  • Abusive or threatening content.

3. Writing to somebody

An enquiry goes straight to the advertiser. Keep it to the point. Advertisers: answer or do not answer, but do not use an address you received in an enquiry for anything else — that is using personal data for a purpose it was not given for.

Sending spam through the enquiry form ends the account.

4. What happens when a rule is broken

The step depends on what happened:

  1. We ask you to fix it — small inaccuracies, the wrong category, a missing photograph.
  2. We hide the listing until it is corrected.
  3. We remove the listing. Prepaid fees for a listing removed because of a violation are not refunded (see Terms, section 6).
  4. We close the account for repeated or deliberate violations.

Where we suspect fraud or a criminal offence we may go to the authorities.

5. If you see something wrong

Write to info@comm.ee with the listing's address. We will look. If it is urgent — somebody collecting a deposit for a flat that does not exist, say — write immediately and mark it as such.

6. Our part in it

Kodu mediates listings. We are not a party to any transaction, we do not check every listing before it is published, and we do not confirm that what a listing says is accurate (see Terms, section 5). These rules are what we require of an advertiser — not a promise that every listing has been verified.

Always check the property, the documents and the terms yourself before you pay anything.
