Terms of service

1. The service

Kodu is a real-estate listings portal, and using it is free: a listing costs nothing, whether you publish as a private person or as an agency. An uploaded listing waits for the operator's approval and goes on the market once it is given. A paused listing costs nothing either, and at most 10 listings may be kept off the market at a time.

Verification is optional. A one-time €1 payment (VAT included) from a bank account in the same name — a private person's own, an agency's own — earns the account the mark "Identity verified" or "Validated agency". Nothing waits for it: listings are published without it.

2. Payments and agreement

Making a payment means you accept these terms — that is the moment the contract between you and Kodu is formed. This applies to the €1 verification and to any paid extra ordered on top of a listing. A private person pays from their own account, an agency from the agency's account; arrivals are verified through the bank and a mismatched payer name is refunded.

3. Content and copyright

You are responsible for your listing's content and confirm you have the right to publish the photos and texts used. You grant Kodu a non-exclusive licence to display the content on the portal. Using someone else's material without permission is forbidden.

4. Rules of conduct

A listing must be truthful and concern a real property at your disposal. Fraud, duplicate listings, spam, harassment and discrimination are forbidden.

5. Liability

Kodu mediates listings and is not a party to any sale or rental transaction. The advertiser is responsible for a listing's content — including the accuracy of the price, the floor area, the condition and the photographs. Kodu does not check or confirm what a listing says and is not liable for loss arising from inaccurate, incomplete or misleading information. Always check the property, the documents and the terms before transacting. The service is provided as it is: we do not guarantee uninterrupted availability and are not liable for loss arising from an interruption, from maintenance, from data loss, or from a listing not being shown. These limits apply as far as the law allows and do not restrict a consumer's statutory rights.

6. Termination

We may remove a listing or an account that violates these terms. Any payment made for a paid extra on a listing removed because of a violation is not refunded.

7. Service provider and VAT

The portal is operated by Gravitational Wave OÜ, Tallinn, Estonia. Gravitational Wave OÜ is registered for VAT. All prices include 24% VAT: the €1 verification payment is the amount transferred, and so is anything else priced here. The invoice shows the service and the VAT on separate lines.
